County looks to bring in revenue with uptown properties

CHARLOTTE, N.C. —

Taxpayers bought and paid for some prime real estate in uptown Charlotte, but 9 Investigates found out you could be getting much more for your tax money. Channel 9 asked what county leaders plan to do with the pieces of property that could revitalize the city.
 
"We could really change the makeup of uptown Charlotte," said Mecklenburg County Commission Chairman Trevor Fuller.
 
He said the county has hired a consultant to figure what to do with four properties in the heart of Charlotte that include the Hal Marshall Service Center off North Tryon Street, a lot housing the old Charlotte-Mecklenburg Schools headquarters, Walton Plaza off McDowell Street and a lot on Fourth and Graham streets near Bank of America stadium.
 
"We're trying to look at what the market can bear and look at what the public has the appetite for us to be doing," said Fuller.
 
9 Investigates checked county property records and couldn't find a recent appraisal value for the lots. Fuller said they may be appraised after the consultants return their findings.
 
Essentially, county leaders want to take lots that they feel aren't being used to their fullest potential and turn them into development properties that can be taxed to generate revenue similar to what city leaders did with property where the Time Warner Cable Arena now stands. 
 
"What the county is doing here is a best practice for being intentional and trying to build great communities," said Center City Partners CEO Michael Smith.
 
Center City Partners is working with the county to help the properties fit in with the 2020 vision plan for Uptown that includes more retail and office space.
 
County leaders expect recommendations from consultants on the project to come back in a few months.
 
They said it could be a few years, though, until plans become action.
