Developer details plans for $300M redevelopment of uptown bus depot

CHARLOTTE, N.C. — The developer that made the original bid for the Charlotte Transportation Center site in uptown Charlotte says his firm has put forth a plan that would include multiple uses, including a shopping center, and an underground bus station.

High Point-based BPR Properties submitted a roughly $300 million plan that includes high-rise buildings with offices, apartments, affordable housing, condos and hotel rooms in addition to a retail and plaza development with a "sustainable shopping" focus, said Birju Patel, president of the firm. The site sits in the middle of uptown, a 2.6-acre block bounded by East Trade, South Brevard and East Fourth streets and the Lynx Blue Line.

BPR Properties was the initial bidder for the site earlier this year, prompting the Charlotte Area Transit System to submit a call for offers for competing bids.

BPR's plan includes a 20-story, 400,000-square-foot office tower and a separate tower with 21 floors of apartments, eight floors of hotel rooms and a penthouse level with one or more condos, according to a proposal reviewed by the Charlotte Business Journal. Three-story buildings with residential units (including affordable and/or workforce housing), 96,000 square feet of retail space and 17,000 square feet of offices are also called for.
