Final vote on Birkdale Village expansion delayed as developer makes change

HUNTERSVILLE, N.C. — A decision on a proposed $90 million expansion at Birkdale Village in Huntersville has been tabled until March.

Members of the Huntersville Board of Commissioners split their votes on whether changes to Birkdale’s rezoning application were substantial — requiring that a final vote on the rezoning application be pushed to March 20. Huntersville Mayor Melinda Bales broke a 3-3 tie.

Birkdale developer North American Properties submitted a revised rezoning request in January. It dramatically scaled back the proposed project, cutting the estimated investment from $275 million to $90 million by removing a 125-room hotel and 350 multifamily units from the plan.

That leaves 150,000 square feet of offices, 25,000 square feet of street-level retail and a 450-space parking deck. Rezoning approval is needed because the proposed building’s height would be 110 feet, up from the 45 feet allowed currently.

Those changes were deemed “substantial” by town planning staff, sparking a 30-day review period. The proposal will be revisited by the town planning board on Feb. 28.
