Nearly 300 acres targeted for warehouse, residential development

CHARLOTTE, N.C. — Charlotte developer Childress Klein has filed a rezoning petition for a huge swath of undeveloped land that straddles Mecklenburg and Cabarrus counties.

The developer is seeking a rezoning for 287.7 acres near interstates 85 and 485, north of Ridge Road and south of Concord Mills, to build more than 2.2 million square feet of distribution and warehouse space as well as 700 residential units. The petition includes several parcels, including land currently owned by Speedway Motorsports and Sonic Financial Corp.

An adjacent 10.4 acres in Concord is expected to be included in the project but development there would adhere to Cabarrus County and Concord zoning regulations, the rezoning notes.

Childress Klein said Tuesday it estimated the project, on what’s known as the King’s Grant property, represented about $350 million in investment. It says some 2,000 logistics, distribution and manufacturing jobs could be accommodated with the development.
