Potential redevelopment of Charlotte Pipe’s uptown site could reshape area

CHARLOTTE — Charlotte Pipe and Foundry’s nearly 56-acre uptown site has long been eyed for potentially transformational development opportunities. With news this week that CBRE has been hired to market the site, observers have high hopes for the significant impact that new investment there could have.

The site’s size and connectivity make it a unique opportunity in Charlotte’s commercial real estate market, observers say. A land assemblage so large near center city could drive the development of a range of commercial uses for years at a site viewed as a gateway to uptown.

“Great cities create the context for tomorrow’s vibrancy,” said Michael Smith, president and CEO of Charlotte Center City Partners. “And you do that through visioning and you do that through assemblage of land. And 55 acres will be a multi-economic cycle development, no matter what form it takes, because its location and the value of the land are going to dictate pretty strong density.”
