450 apartments and townhomes proposed along congested N.C. 150 in Mooresville

MOORESVILLE, N.C. — Developers are making another push for approval of two major residential projects that would bring a combined 451 apartments and townhomes to Mooresville along N.C. 150.

The Mooresville Board of Commissioners is scheduled to consider the proposals at 6 p.m. Monday at Town Hall, according to the Charlotte Observer.

Both projects were unanimously rejected by the town’s Planning Board in June, largely amid concerns about traffic and development density.

Georgia-based Davis Development is seeking approval to build 261 apartments on nearly 30 wooded and vacant acres in the 800 block of River Highway, across from the Water Oak subdivision.

The proposal also includes two commercial outparcels: a 4,400-square-foot convenience store and gas station, a 5,500-square-foot retail center and a 5,500-square-foot sit-down restaurant.

The apartments would be housed in three-story buildings. Davis Development previously built the Parian Mooresville luxury apartment community across the highway.

Planning Board member Laura Temple raised concerns about the number of homes proposed for the property before voting against the project.

Florida-based Marquis Homes is seeking a rezoning for 190 townhomes in its proposed Parc at Lake Norman community. The development would cover 30.78 acres in the 200 block of Kendra Drive, off N.C. 150.

The developer initially proposed an alternate way for residents to access the property without relying on N.C. 150. However, that plan was dropped after about 70 neighbors in the nearby Morrison Plantation subdivision opposed it.

The proposals come as N.C. 150 continues to undergo a major widening project. State highway officials have said the expansion in the Mooresville area is expected to be completed by 2030.

The Mooresville Board of Commissioners has the final say on both rezoning requests. The Planning Board makes recommendations but does not make the final decision.
