Charlotte real estate firm plans $3M transformation of vacant NoDa-area warehouse into retail

CHARLOTTE — Idlewood Capital is planning the adaptive reuse of a vacant warehouse that will add 8,000 square feet of new retail along North Davidson Street in the NoDa area.

The Charlotte-based commercial real estate firm filed a land development construction plan with the city of Charlotte on Sept. 29 to convert a single-story building at 2025 N. Davidson St. to multi-tenant retail. Idlewood acquired the property in August for $1.8 million, according to Mecklenburg County real estate records.

The project includes major upgrades to the exterior and gutting the interior to deliver a shell space that can be upfitted based on individual tenant needs, said George Kornegay, Idlewood’s founder and managing principal.

There is also the possibility for a rooftop bar or large outdoor patio, he said. Both of those elements would be tenant-driven.
