MOORESVILLE, N.C. — Mooresville commissioners have denied a rezoning request for a new residential project. The decision has been met with scrutiny from developers over its merits and the potential impact on residents of the mobile-home park currently at the site.
At its meeting on Sept. 19, the town’s board of commissioners denied a rezoning request from Northway Homes. The developer was seeking to rezone a 27.2-acre site on Perrien Park Loop for a project with hundreds of residential units. The board denied the request by a 5-1 vote.

Northway’s plans for the project have evolved over recent days and weeks. The proposal presented earlier this week at the meeting outlined plans for 286 market-rate apartments and 40 workforce housing units for residents between 80% and 120% of the area median income. That proposal was tweaked from a previous plan with a mix of apartments and townhomes with just 10 affordable-housing units.
Several commissioners cited concerns about traffic and stormwater impacts as reasons for denying the request.
