Investor hopes commercial deal will reenergize Beatties Ford Road corridor

CHARLOTTE, N.C. — A planned commercial project on Beatties Ford Road is hoped to be the latest in a string of new efforts to bring investment to the corridor.

CGE Venture Group will soon bring to market a 5,642-square-foot, mixed-use building for lease at 1101 Beatties Ford Road. The group purchased several lots totaling about one-third of an acre at the corner of Beatties Ford and Booker Avenue in 2016.

William Hughes Jr., member at CGE Venture Group, said his family has lived in west Charlotte for generations. Most of his relatives attended West Charlotte High School, and Hughes recently renovated the home his grandparents purchased in 1955, where he now lives.

CGE Venture Group was formed to pursue projects that would bring investment into neighborhoods that have historically lacked it, such as Washington Heights, where 1101 Beatties Ford Road is.

“We’re seeing all of the change that’s happening in Charlotte but not necessarily in this corridor,” Hughes said.

About a year ago, CGE started working with Charlotte-based Little Diversified Architectural Consulting on a feasibility study to determine what type of development the site could accommodate. At first, a single-story structure was being considered. But, Hughes said, CGE and Little decided to maximize the site by making it a multistory, mixed-use building. The site is about half a mile from the CityLynx Gold Line under construction and would have direct access to the streetcar’s proposed phase 3 extension to Rosa Parks Transit Center.
