$6.8M home sale on Lake Norman tops in Mecklenburg County for July

CHARLOTTE — A record-breaking home sale in the Lake Norman market last month topped the charts in Mecklenburg County for July.

That 5,781-square-foot home near the end of Bethelwood Lane in Cornelius sold in mid-July for $6.8 million — or $1,176 per square foot. According to listing broker Ben Bowen with Premier Sotheby’s International Realty, it marked the most expensive residential sale per square foot on Lake Norman.

The sale ranked as Cornelius’ second-priciest home transaction ever recorded in Canopy MLS, following the $7 million sale of an 11,774-square-foot Mediterranean estate on Jetton Road in late 2021. That translates to about $595 per square foot.

The home on Bethelwood Lane spent less than two months on the market from list to close. Bowen said it went under contract in 35 days from its list date this spring, and the sale closed just 17 days later. The property, located on a street where former race-car drivers Jeff Gordon and Rusty Wallace have lived, was listed for $7 million on May 26.

“We had several buyers interested. We actually had multiple offers on the property,” Bowen said, adding that the buyer purchased the home in a trust and wants to remain anonymous.

The Lake Norman market was a hot area for luxury real estate in July. Six of the 10 priciest home sales filed last month in Mecklenburg County came from Cornelius, a lakeside town about 20 miles north of center city Charlotte.
