HICKORY, N.C. — A Charlotte-based healthcare real estate firm just made its most expensive acquisition.
Flagship Healthcare Properties acquired a 92,516-square-foot medical facility at 2424 Century Place SE in Hickory for $51 million, Catawba County property records show. The deed for the transaction was filed Sept. 9.
Flagship is an outpatient healthcare real estate firm focused on acquisitions, development, leasing and brokerage services, along with facility, property and asset management.
Its new facility is anchored by Greystone Eye, a physician-led ophthalmology practice serving western North Carolina. Greystone was founded in 1969 and now has over 350 employees and 14 board-certified ophthalmologists across five locations.
The Hickory facility serves as both a medical office building and an ambulatory surgery center. It was built in 2008 and expanded in 2019. The expansion added administrative offices, an aesthetic clinic and exam and procedure rooms. It also upgraded the surgery center, adding operating capacity and expanding patient areas.
Flagship cited the building’s tenants and location in Hickory’s main outpatient medical corridor as reasons for the purchase. The population growth in Hickory was also a factor in Flagship’s decision to acquire the property.
Flagship’s national portfolio includes more than 440 properties. It now owns 50 properties in North Carolina, 26 of those in the Charlotte and Hickory markets. Its North Carolina holdings include a Novant Health medical office building in Gastonia, the Piedmont Medical Center campus in Fort Mill and the Park Crossing medical office building in Charlotte.
Flagship acquired the Hickory property through its private real estate investment trust, Flagship Healthcare Trust. Fifth Third Bank provided financing for the acquisition.
Flagship said it continues to look for acquisition opportunities in the Charlotte region.
