CHARLOTTE — Despite a severe shortage of housing inventory in the Charlotte market, Mecklenburg County home sales ended 2021 on a positive note.
There were a total of 23,212 homes that closed in the county last year — up 5.8%, or by 1,282 properties, over the total in 2020, according to Canopy Multiple Listing Services Inc. data. Pending sales rose to 23,540 — up 3.5%, or by 799 contracts, year over year — indicating that buyer demand remained steady in Mecklenburg County to close out 2021.
Both measures, however, have started the new year on the slower side, with home closings in the county falling 0.7% year over year, to 3,521, and pending sales sliding 5.3%, to 4,364, in the first month of 2022.
While the numbers above provide a good overview of home-selling activity in the county as a whole, CBJ is pinpointing which parts of Mecklenburg saw the most — and least — action last year. To do so, we reached out to Canopy Realtor Association for a breakdown of home sales by ZIP code.
Included in the analysis is data on single-family homes, condominiums and townhouses across 30 ZIP codes.
The Canopy MLS data showed that 17 ZIP codes in Mecklenburg saw an increase in homes sales last year from 2020. One such ZIP code, 28104 in the southeast part of the county, posted a whopping 592.9% jump. However, it ended the year with a total of 97 sales, so its growth rate is inflated some by that lower number of closings.
Next-highest on the list is 28202, which is in the uptown area, with 456 closings last year, up 38.6% from 329 the previous year.
On the flip side, there were 13 ZIP codes in the county where home sales fell over the year in 2021.
