PINEVILLE, N.C. — Beacon Partners will deliver a 1 million-square-foot distribution center in late September for Amazon.com Inc. — just 15 months after the town of Pineville approved the project. Beacon executive Jon Morris looks out over the construction site at Carolina Logistics Park and compares it to the developer’s Long Creek Business Park in north Charlotte.

The biggest difference? Long Creek took 10 years to fill 1.5 million square feet of warehouse space.

“Right now, the foot is on the gas,” said Morris, Beacon senior partner for industrial. “Charlotte really has hit an inflection point.”

The same story is playing out across the Charlotte region’s booming industrial sector where 12.6 million square feet of space is under construction. That’s up from 2.43 million in the fourth quarter of 2020, according to Colliers International’s second-quarter Charlotte industrial market report.

Beacon plans to add another 2.5 million square feet at Carolina Logistics.

“Charlotte is a major national powerhouse today for industrial projects,” said John Boyd, a Florida-based national site selection consultant. “We’re very active in the distribution sector, and we see another robust year ahead for cities like Charlotte and Memphis and other major industrial markets.”

The surge is driven in part by huge space commitments from Amazon and other e-commerce companies. But the Sunbelt in general is seeing a tidal wave of activity from a broad range of industrial space users as population growth has pushed demand.
