Planned mixed-use development in Steele Creek could include hospital

CHARLOTTE, N.C. — Charlotte developer Childress Klein has filed a rezoning petition that could transform a huge undeveloped tract near Berewick in Steele Creek into a mixed-use development.

The real estate firm filed plans for a 185-acre site near Interstate 485 and Steele Creek and Dixie River roads to allow up to 1.2 million square feet of medical and office space, including a potential community hospital by Novant Health. The rezoning would also allow an additional 100,000 square feet of commercial space, 250 hotel rooms, 275 apartments or senior-living units, and 75 townhouses.

Novant in November filed a certificate-of-need application for the site. Those plans call for a 186,000-square-foot, 32-bed hospital with two operating rooms. The proposed $178.6 million project, Steele Creek Medical Center, would open in 2025 if approved.
