Davidson estate sells for $7.1 million, setting a real estate record

DAVIDSON, N.C. — A home and adjacent land along a rural but growing stretch of Davidson sold this week for $7.1 million, setting a residential real estate record in that community 20 miles north of Charlotte.

The sale closed on Aug. 15 in two transactions. The 3.2-acre lot where the home sits on Barnhardt Road sold for $4.5 million, while the neighboring, 11.8-acre parcel to the north traded for $2.6 million, according to Mecklenburg County real estate records.

Canopy Realtor Association confirmed the $7.1 million deal is Davidson’s highest-priced home sale ever recorded in its multiple listing service. According to Canopy MLS data, it ranks as the fourth-most expensive residential transaction in the Charlotte metro, following $7.5 million and $7.3 million sales in Mooresville as well as a $7.2 million sale in south Charlotte. A $9.2 million sale of an Eastover mansion and adjacent lot, not listed in Canopy MLS, is tops here overall.

Built in 2020, the 7,637-square-foot home on Barnhardt Road includes five bedrooms and four full and two half bathrooms. It’s equipped with a range of high-end finishes, such as Sub-Zero and Wolf appliances, custom cabinets, and a scullery and wine room. The primary wing includes an office with private porch, separate laundry room, security and tech room as well as double closets and bathroom vanities, according to its listing.

Outdoors, there’s a fireplace under a covered patio as well as a heated saltwater pool and spa. There’s also a three-car, climate-controlled garage with an additional service bay.
