CHARLOTTE — The planned conversion of a more than 100-year-old building in South End appears to be progressing.
1447 South Tryon LLC and Colony Commercial filed a land development construction plan with the city of Charlotte on Oct. 6 and a new service site plan on Oct. 8 for The Fowler Building at 1447 S. Tryon St. Charlotte-based Colony Commercial is the project manager and representative and filed the plans on behalf of property owner 1447 South Tryon LLC, according to city records.
The filings are the latest steps in ownership’s plan to convert the three-story, 18,000-square foot building into a boutique hotel. The building is currently in use as an office property.
City staff will review the submitted engineering and site plans, which must be approved before grading, utility installation or building construction can begin. The new service site plan is a required step in obtaining approval for a new physical utility connection. In this case, the owner has submitted plans for new sewer and water connections.
1447 South Tryon acquired The Fowler Building from Beacon Partners for $10 million in September 2025. The LLC is a family-owned entity affiliated with Roddy Klotz, a longtime financial services professional in New York City. Klotz told the Charlotte Business Journal he has family and professional ties to the Queen City and bought the building to help maintain part of its history.
“We have involvement in Charlotte and also have some family there and were a little disappointed to see so many of the historic buildings being taken down,” he said. “This gives us an opportunity to save a piece of Charlotte history and history in South End and to adaptively repurpose it into something that (the city) is lacking, which is a real boutique hotel.”
