Lake Norman estate named Merancas Island hits market at $22M

LAKE NORMAN, N.C. — A secluded property on Lake Norman only accessible by private road or boat is chock-full of resort-like amenities, with a resort-like price tag to match.

That property — called Merancas Island — hit the market at $22 million. It’s currently the second-most expensive residential listing in North Carolina, trailing just a Linville estate nestled in the Blue Ridge Mountains priced at $29.75 million.

Located on a gated parcel at the tip of Island Drive, on the western edge of Huntersville, the lush property spans 4.5 acres and includes a primary home, guest house, several smaller structures, tennis courts and two docks — one with a gazebo and the other for boats.

Jessica Grier and Ben Bowen of Premier Sotheby’s International Realty are the listing agents for Merancas Island.

The main home itself sits at 11,505 square feet, with three bedrooms and five-and-a-half bathrooms. An indoor courtyard features a pool, sunroom, steam shower and sauna, according to the listing details.

Floor-to-ceiling windows flood the home with natural light and provide expansive views of Lake Norman. It has an elevator, spiral staircase leading to a library, exercise room and dance studio, music room and temperature-controlled wine cellar. There are multiple terraces outdoors as well as a three-car attached garage.

“This property is a once-in-a-lifetime opportunity for our area as I know of no other islands on Lake Norman that are nearly 5 acres and are exclusively one home,” Grier tells CBJ.

The name Merancas Island is a nod to owners “Casey” and “Anke” Mermans, who are also behind Charlotte-based The Merancas Foundation, Grier says.
