Yorkmount, Huntersville among local ZIP codes with biggest home price increases

CHARLOTTE — Home prices across the Charlotte area continued to rise in 2022, but the pace in which they did so slowed from the previous year — signaling some relief for buyers feeling the affordability crunch.

Across the Charlotte region last year, the median sale price shot up 16.7% to total $379,890, according to recently released data from Canopy Realtor Association. That’s a little higher than the 16.1% year-over-year increase in 2021. However, looking strictly at the December data, the median price rose 6.8% over the year — down from the 20% jump in the same month of 2021.

In Mecklenburg County, the median sale price rose to $415,000, up 16.9% over the course of 2022 — compared to an 18.3% uptick in 2021. When focusing solely on the month of December, the county had year-over-year price growth of 7.8% — well below the 22.7% increase seen in December 2021.

CBJ is zeroing in on Mecklenburg County, pinpointing which parts saw the biggest change in home prices last year. To do so, we reached out to Canopy for a housing breakdown by ZIP code.

Included in the analysis is Canopy MLS data on single-family homes, condominiums and townhouses across 30 ZIP codes in the county. CBJ is using the median price in an attempt to eliminate outliers caused by extreme pricing highs and lows in the market.

With the median sale price in Mecklenburg County posting annual double-digit growth for all but two months in 2022, it’s likely not too much a surprise that every ZIP code saw an increase last year.

For some ZIP codes, it was a smaller gain. 28210, in the southern portion of the county, logged the smallest increase — the median home price there rose 6.1% to $435,000 last year, from $410,000 in 2021.

The highest increases were found in 28217, which is south of uptown and includes Yorkmont, as well as 28213 in northeast Charlotte and 280787 in Huntersville.
