CHARLOTTE — It’s nearly impossible to walk or drive through Charlotte without seeing at least one construction crane. Multifamily developments are coming out of the ground all over the city, but especially in South End.

Since the start of 2023, developers have broken ground or announced upcoming plans to do so on nearly a dozen apartment projects in South End and lower South End.

Engle Addington, apartment market analyst at Real Data, said it’s no surprise that the submarket remains one of the city’s most active for multifamily projects. Addington said renters also have better access to retail and grocery stores in that area compared to uptown. And the demand from renters is a major draw for developers.

“I believe it’s the proximity to the light rail and the proximity to uptown that makes South End so attractive,” she said. “South End gets above-average rental rates and those properties do really well when they sell.”

Currently, the submarket has about 1,700 units under construction and another 3,000 proposed. The average rent for an 865-square-foot apartment there is $2,004 per month, Addington said. “I think the new projects will be charging as much or more,” she said.
